Required Property Documentation

Before your property can be listed, your real estate agent must verify and hold copies of the following legal documents:
  • Habitation Licence (Licença de Utilização)
  • Tax Registration (Caderneta Predial)
  • Land Registry Certificate (Registo Predial)
  • Energy Certificate (Certificado Energético)
  • Floor Plans (Plantas)
  • Technical Housing Description (Ficha Técnica de Habitação) — required for properties built after March 2004
Your lawyer or legal representative will typically supply these documents directly to us. Important: If any alterations, extensions or changes have been made to your property — or if you’re aware of any legal or licensing issues — please inform us before listing. Full disclosure allows us to handle matters professionally, avoid complications during due diligence and maintain buyer confidence.

Marketing Agreement

To legally market your property in Portugal, a signed marketing agreement is required.

Sellers may choose between: Exclusive Listing (Single Agency) – One agent handles all marketing and viewings. Non-Exclusive Listing (Multi-Agency) – Multiple agents are permitted to market the property.
